                                      RENT AGREEMENT

THIS DEED OF AGREEMENT is made on this the 5th day of July 2022

                                                            BETWEEN

Mr xxxxxxxxxxxx, aged about 50 year, Aadhar No.xxxxxxxxxxxx, S/o-  xxxxxxxxxxx Suryarao, residing At/Pio- xxxx, Ps/Tah-xxxxxx, Dist-xxxxxxxxx, Odisha, Pin-xxxxxxxxx, (Hereafter called the first party /Land Lord of this agreement).

                                                                  AND

Mr.xxxxxxxxxxxxxxx, aged about 47 years, Aadhaar No.xxxxxxxxxxxxx249,W/o-xxxxxxxxxxx Pattaya, residing At/Po-xxxxxxx, Ps/Tah-XXXX, Dist-xxxxxxxxxx,Odisha, Pin-768103, (hereinafter called the Second Party/ Tenant)


Whereas the First Party is the owner of the Shop House (15”x10”) which is si8tuated at Mouza-xxxxxx Market Basti Area,  Tah-XXXX XXXX, Dist-xxxxxxx, surround be North-Road, South-House of Second Party, east-Shop Of P. xxxxxxxx, West-House of D.xxxxxxxxxxx agreed to let out the said Shop House to the Second Party on a monthly rental basis of Rs.2000/- (Rupees Two Thousand Only) after executing this agreement.

            AND WHEREAS, the Second Party is willing to take possession of the said building from 5th July 2022 on a monthly rental basis for 10 Years with effect from 5th July 2032 for Paper Khali, Dana Manufacturing Plant.



Whereas the tenant/Second Party shall not challenge the rent in any court of law.

And whereas both the parties agreed to the following terms and conditions mentioned herein.

                        NOW THIS DEED OF AGREEMENT WITNESSETH AS UNDER:

1.       This agreement is made to let out the building as rent as it is & where it is, in favor of the Second Party for Shop Purpose.

2.       That, the Second Party shall the pay the first party a sum of Rs. 50,000/- (Rupees Fifty Thousand Only) as Security deposit & Rs. 2000/- (Rupees Two Thousand Only) as rent and the security money be adjusted part of the advance amount to be refunded by the first party.

3.        The security deposit shall not carry any interest and shall be refunded back to the Tenant/Second Party at the time of vacating the scheduled premises after deducting any arrears in rent, or electricity bill.

4.       The Tenant/Second Party shall pay the First Party a sum of Rs.XXXX/- (Rupees XXXX Only) per month towards the House Rent.



5.       If the Tenant/Second Party commits any default to pay the rent for three consecutive months, the First Party hereby reserves the ride to determinant terminate the agreement and takes possession of the scheduled permission.

6.       It is agreed by and between the parties hereto that on this indenture coming  to an end for any reason whatsoever including, but not limited to prior termination of Agreement as provided herein or otherwise:

a.       The First Party shall refund (without interest) the entire Deposit and /or any advance rent
